Pool Furniture - Please take care of our new pool furniture. If you see a child jumping on the chairs or standing on them, please tell them or their parents to ask them to stop. The chairs and lounges can be moved to a location of your choice, but PLEASE put chairs and lounges back in the proper place so the area stays looking nice for the next user.
Please clean up after yourselves and throw all garbage in the can provided. If food gets spilled on furniture, dip a clean napkin in pool water and gently wipe stain. The commercial material that we have on our chairs come clean very easily. Let's all work together to keep our pool clean and beautiful for many years to come.
Watering Restrictions
Odd street addresses may irrigate lawns and landscapes on Wednesdays and Saturdays from 12 a.m. to 10 a.m. and 4 p.m. to 11:59 p.m.
Even street addresses may irrigate lawns and landscapes on Thursdays and Sundays from 12 a.m. to 10 a.m. and 4 p.m. to 11:59 p.m.
The SFWMD recommends the efficient use of water, which includes placing a maximum of about three-quarters of an inch to an inch of water once per week on lawns and accomplishing irrigation during the early morning hours when temperatures and wind speed are the lowest to reduce evaporation losses.
Hand-watering with one hose fitted with an automatic shut-off nozzle is allowed for 10 minutes per day for landscape stress relief and to prevent plant die-off.
Low-volume irrigation, including the use of drip and microjet systems that apply water directly to plant root zones, is not restricted but should be voluntarily reduced.
Additional watering days and times are allocated for the establishment of new lawns and landscapes
No restrictions apply to other outside water uses, such as for car and boat washing, pressure cleaning of paved surfaces, decorative fountains and water-based recreation (e.g. swimming pools, water slides).
Golf courses must reduce their allocated water use by 30 percent.

Painting and Exterior Changes
House Color Schemes
The FLPHOA Board approves color schemes. Any Falcon's Lea Patio resident wanting to paint their house is encouraged to use one of these color schemes. In addition, residents receive a discount on all paint and associated products at Sherwin-Williams located on 1300 SW 160th Ave, Weston (off of Indian Trace) 954-306-0662. The book with the color schemes is available at Sherwin- Williams, as well at all board meetings.
Approvals
All paint colors, pavers, new roof colors,etc. need to be approved by the Board. Please go to documents a click on approval form to print out and bring to meeting for board approval. Also bring paint swatches, roof colors, roof styles or pavers, and a roof tile that you are requesting approval on at one of the Board meetings for approval. In addition, on the approval form, include information indicating company, colors and styles along with the homeowner's name and address. The Board will vote on the item at that board meeting and you will receive an approval letter within 48 hours of that meeting.
Community Swimming Pool
Pool Information
The swimming pool is for Falcon's Lea Patio resident's and their guests only. Homeowners's are responsible for the actions of their guest. NOTE: $50 fee for all replacement pool keys.
Parking and Roof Reminders
No Commercial vehicles (without cover or magnetic cover) are allowed to be parked at any home in Falcon Lea Patio Homes unless work is being done at that residence.
No Boats are allowed to be kept in the front yards. (If a resident is taking their boat out for the weekend etc. boat must be put away within 24 hours)
Roofs are be kept pressure cleaned as needed. Those residents that are in the process of trying to get a new roof from their insurance do not need to pressure clean their roof at this time.
Derelict vehicles are not allowed in front yards at anytime.
Vandalism - The Board has worked very hard to get the pool renovated. Any vandalism will result in the prosecution from Davie Police. If anyone notices loitering at the pool at night or any vandalism at any time, please call the police. You can remain anonymous. We need your HELP especially during the summer.
Anybody loitering after pool hours or vandalizing our property could result in an arrest for trespassing (City Ordinance 16-1/F.S.S. 810.08, 810.09). Davie Police Department 954-693-8200.
Keys - The pool gate has two locks. The Bottom one is for residents use. The top one is a dead bolt for the Board's use to lock when it is necessary to close the pool. Your key will only work on the bottom lock. Please be sure you are using the right one. Please keep gate closed at all times. This same key will open both bathrooms.
The Board still has keys to give to residents. Homeowners can pick up their key at the monthly meetings or e-mail the Board and a Board member will be glad to bring it by your house. Key distribution list must be signed by homeowner. Replacement keys are $50 each.
RENTERS: If the homeowner gives you permission to pick up the key, you must bring a notorized letter from homeowner giving authorization.

Monthly Board Meetings
Monthly Board meetings are held on the third Wednesday of each month at 7:30 P.M. at our community center on the corner of Volunteer Road and Stirling Road. All homeowners are encouraged to attend. Click here for detailed list of current year meeting dates and minutes of past meetings.
Garbage, Containers, Bulk Pick Up Reminder
Storing trash can/recyclable containers on the side and/or the front of your home in view of the community properties is not allowed. This issue has been escalating in our community so it is necessary to remind residents to please keep trash containers in your garage out of sight. Also bulk pick up trash should be left out only one day before scheduled date.
Garbage Pickup is Monday and Thursday every week. Recyclable trash is picked up on Monday andThursday every week. All garbage must be in the cans provided by the Town of Davie . The only day there is no garbage pickup is on Christmas Day. If Christmas falls on a Monday or a Thursday, then pickup will be the following normal pick-up day.
BULK TRASH IS THE FIRST FRIDAY OF EVERY MONTH. Please do not put your bulk trash out any earlier than the day before scheduled pickup.
On-Street Parking Reminder
Please no vehicles are allowed to park in street, because this is a safety hazard.
Procedure For Fence Replacement
All fences must be shadowbox style and only CLEAR wood stain can be used.
Please go to documents and click on approval form to print out and bring to meeting for board approval.
After board approval, submit the form to the Town of Davie, to get their approval for fence replacement . A copy of your survey is required. Include the plans you submitted to FLPHOA Board as they will require approval from the homeowners association.
